Flood Plain Maps for Tucson Redrawn – Effective June 16, 2011

The New Maps Take Effect June 16, 2011

You don’t want to wait till June 16th to find out if your home is now located in a flood plain based on the new maps.  YOU WANT TO FIND OUT NOW! Because if your home is in a flood plain (on the new maps) but isn’t now, you can purchase flood insurance at a greatly reduced price according to the http://rfcd.pima.gov/dfirm/ site.

“For example, if a house is currently not mapped in a FEMA Special Flood Hazard Area (SFHA) but will be mapped in an SFHA on the DFIRMs, the property owner can purchase flood insurance BEFORE the new mapping becomes effective (June 16, 2011) and pay much less for the flood insurance than would be required if the policy is obtained AFTER the new mapping becomes effective.”

Here’s the fun part NOT!

You have to use:

  1. Windows OS
  2. IE (32 bit) browser
  3. Install special map software (you will be asked to do this)
  4. Reboot your computer and start over.

Now if you can live with all this hoop jumping by the Pima County site to try and find out if your home is in the new flood-plain maps then here is where you start.

  1. Go To: http://rfcd.pima.gov/dfirm/
  2. Scroll down to where you enter your street address NUMBER (not the street address)
  3. A list of streets starting with that number will appear.  (Select your home)
  4. You will have the option then to look at the map.

If you think there is any chance your home might be in a flood-plain on the new maps, I’d jump through the hoops to find out.

If I find out that my home is in a flood-plain on the new maps, I’d be checking into flood-insurance before June 16th 2011.

What if I don’t get flood insurance?

If you have a mortgage on your home, your lender will be notified and you will be required to buy flood-insurance.  By that time it will be expensive.

If you own your home without a mortgage you are not required to buy flood-insurance, but if  there is a flood, your home owners insurance will not cover the damage.

If you ever go to sell your home, and you don’t have flood insurance it is going to be a liability against your property with potential buyers.

Bottom line:

Find out now,  buy the insurance if you need it before June 16th.
